Our wonderful Florida weather creates the perfect conditions for mold to grow and thrive.  Newer buildings are designed to be more mold resistant, but older homes and offices may need a little updating to ensure the safety and health of those who dwell and work within them. Here are three simple maintenance tips that can help you avoid finding a science experiment in your home or business.

  • Caulk your little heart out: Caulking is the perfect sealant for almost anything. However, with time and cleaning caulking begins to fade, tear and disappear, removing the seal it creates. Make sure to check your windows, patio doors, sinks, tubs and piping to ensure they are all sealed properly with an abundant amount of caulking. At the top of your list, make sure windows are properly caulked. This will ensure moisture stays out and will help your AC unit do its job effectively. Make sure to keep all of your surfaces and stored items dry so that the caulking alone isn’t your only defense.
  • It’s important to vent, let it out:  Keep your AC unit well maintained, and change the filter on the recommended schedule. This will help keep your space clean and mold-free. From time to time, open your windows and doors and allow some fresh air to come in. It’s best to do this in the winter when the air is cool and dry.
  • Once it’s gone, keep it gone: If you are moving into a space make sure the inspector checks for mold and water damage. If mold has been removed or cleaned up in the past, make sure all the proper cleaning and removal procedures were followed to ensure it never comes back. In some cases you may have to replace the drywall in the space.
